If you are an active-duty service member, veteran, or eligible surviving spouse buying near Fort Campbell, you may have heard the term VA loan residual income requirement during the pre-approval process.
Residual income is the amount of money your household has left each month after accounting for taxes, housing costs, and recurring debts. The VA uses this figure to help determine whether you can comfortably support your household after purchasing a home.
For Clarksville and Fort Campbell buyers, residual income can be especially important when you receive Basic Allowance for Housing, carry a vehicle loan, or have revolving debt from before a deployment.
What Is the VA Loan Residual Income Requirement?
The VA loan residual income requirement is the minimum amount of monthly income that should remain after your lender accounts for major financial obligations.
Your lender generally reviews:
- Qualifying employment and military income
- Basic Allowance for Housing, or BAH
- Proposed principal, interest, taxes, and insurance
- Recurring car payments
- Credit card and revolving debt payments
- Student loans and personal loans
- Child support, alimony, and other obligations
- Federal and state tax withholding
- Household size and dependent expenses
The remaining amount is your residual income. It is intended to cover ordinary living expenses such as food, clothing, transportation, healthcare, utilities, and other household needs.
A simplified version of the calculation looks like this:
Qualifying income – taxes and deductions – proposed housing expense – recurring debts and obligations = residual income
The actual calculation is completed through the lender’s underwriting worksheets and documentation requirements. Your lender may also apply additional standards beyond the VA’s baseline guidelines.
Is Residual Income a Hard VA Loan Rule?
No. The VA residual income table is a guideline used alongside your complete financial profile. It is not an automatic approval or denial decision by itself.
The VA Lenders Handbook, VA Pamphlet 26-7, Chapter 4 explains that residual income should be evaluated with other credit factors, including your credit history, income stability, assets, employment, debt, and overall ability to repay the loan.
However, that does not mean residual income is unimportant. The VA handbook also recognizes that inadequate residual income may be a reason to deny a loan, even when other parts of the file appear acceptable.
In practical terms, residual income is a guideline, but it is a meaningful guideline. Your lender must be able to explain why your household is financially prepared for the proposed payment.
How Do Dependents Affect the Residual Income Figure?
Household size directly affects the VA residual income requirement. The larger your household, the more income the VA expects you to have available after housing costs and debt payments.
Your lender may count:
- You
- Your spouse, including a non-purchasing spouse
- Dependent children
- Other household members who rely on your income
For example, a single buyer and a buyer supporting a spouse and two children will not be evaluated against the same residual income figure.
The VA’s South region table generally requires more residual income as family size increases. For VA loan amounts of $80,000 or more, commonly referenced South-region figures include:
| Family size | Approximate South-region guideline |
|---|---|
| 1 person | $441 |
| 2 people | $738 |
| 3 people | $889 |
| 4 people | $1,003 |
| 5 people | $1,039 |
These figures are not a substitute for a lender’s underwriting review. The applicable table, loan amount, household composition, and lender requirements all matter. Families with more than five members may also require an additional amount for each additional person.
Your lender should confirm the current figure from the VA handbook and document how your household size was determined.
Which VA Residual Income Region Applies to Clarksville?
Clarksville, Tennessee, and the Fort Campbell area in Kentucky are generally evaluated under the VA’s South region residual income table.
The region matters because the VA uses different minimums for different parts of the country. Housing costs, food costs, transportation expenses, and other living expenses vary by region, so the guideline is not identical nationwide.
For a Fort Campbell buyer, your lender will generally consider:
- The South region
- Your total household size
- Whether the loan amount is below or above the applicable threshold
- Your qualifying income and deductions
- Your proposed monthly housing expense
- Your recurring debt obligations
This is one reason a local, VA-experienced real estate and lending team can be helpful. A general online calculator may not reflect the complete underwriting treatment of military income, household members, or debts.
How Is BAH Counted for Active-Duty Buyers?
For active-duty buyers, BAH is treated as qualifying income when it is properly documented, stable, and expected to continue under the lender’s requirements.
BAH can strengthen your qualifying income because it contributes to the income used in the debt-to-income and residual income analysis. Since BAH is generally non-taxable, it may also have a favorable effect on the amount of income available after taxes.
Your lender may request documentation such as:
- Leave and Earnings Statements
- Orders or service documentation
- Verification of military income
- Household information
- Current BAH details based on rank, dependency status, and duty location
The amount of BAH you receive may also be connected to your household status. If your dependency status changes, the lender may need to reassess the income used in your approval.
For Fort Campbell buyers, BAH should be reviewed early. It can improve your file, but it does not automatically overcome large monthly obligations.
Why a Car Note or Revolving Debt Can Change the Outcome
Two buyers with the same base pay and BAH may have very different residual income results because of their debt payments.
A car loan, credit card minimum payment, personal loan, or other revolving debt reduces the amount available after closing. This can be particularly important when:
- You recently financed a vehicle
- You carry credit card balances during a deployment
- You have several small monthly payment obligations
- You are supporting dependents
- The proposed housing payment is near the top of your budget
For example, a buyer may have enough qualifying income to meet a preferred debt-to-income target. But if a $650 vehicle payment and several revolving debt payments reduce the final residual income below the applicable guideline, the lender may need additional documentation, a lower purchase price, debt payoff, or another compensating factor.
Do not close a credit card, finance a vehicle, or pay off debt without discussing the decision with your lender first. The timing and documentation can affect your credit profile, cash reserves, and underwriting review.

How Does Residual Income Interact With Debt-to-Income Ratio?
Debt-to-income ratio, or DTI, compares your recurring monthly debt payments with your gross monthly qualifying income.
The VA commonly uses 41% DTI as a benchmark, but it is not a universal hard maximum. A buyer above 41% is not automatically disqualified. Instead, the lender generally performs a more detailed review of the complete file.
Residual income is a major part of that review.
If your DTI is above 41%, your lender may look for stronger residual income, stable employment, solid credit, verified assets, and other compensating factors. The VA handbook identifies residual income that is at least 20% above the applicable guideline as an important compensating factor in certain higher-DTI files.
The reverse is also important: a DTI below 41% does not guarantee approval if your residual income is too low.
Your goal should be to prepare a file that works as a whole, rather than focusing on one number.
Current Mortgage Rate Benchmark
Freddie Mac’s Primary Mortgage Market Survey reported a 30-year fixed mortgage rate of 7.28% for the week ending October 1, 2026.
This is a national benchmark, not a quote for any specific VA borrower. Freddie Mac’s PMMS reflects national conventional, conforming mortgage application data and does not determine the rate you will receive. Your actual VA loan pricing may depend on your credit profile, loan amount, lender, discount points, market conditions, and other factors.
A higher or lower interest rate changes the estimated principal and interest payment used in your residual income calculation. Ask your lender to review payment scenarios before you choose a price range.

What Should You Prepare Before a VA Pre-Approval Review?
Before speaking with a lender, gather:
- Recent Leave and Earnings Statements
- W-2s and tax returns, if requested
- Bank and investment account statements
- Current credit card statements
- Car loan and student loan information
- Child support or alimony documentation
- Service records and orders
- Information about your household and dependents
- Details about any planned deployment or permanent change of station
Be transparent about recurring obligations. A complete file gives your lender a better opportunity to structure the approval correctly the first time.

The VA loan residual income requirement helps protect your household by examining what remains after your major financial obligations are paid. For Fort Campbell buyers, BAH can support qualifying income, while a car note or revolving debt can determine whether the final residual income clears the applicable guideline.
