What Should Families Know Before a PCS to Fort Campbell?

Receiving PCS orders to Fort Campbell can bring a mix of excitement, questions, and a long list of decisions that need to be made in a relatively short period of time. Where will you live? Should you rent or buy? How early should you begin looking for a home? What communities should you consider?

I understand those questions from both sides of the process. Before beginning my career in real estate, I served 24 years in the U.S. Army as a Senior Noncommissioned Officer and retired from Fort Campbell. Today, as a REALTOR® specializing in military and PCS relocation, I help military members and their families work through the real estate decisions that come with a move to the Fort Campbell area.

While every PCS is different, there are several things families can do to make the transition more manageable.

Fort Campbell Is a Two-State Military Community

One of the first things families should understand is that Fort Campbell sits along the Tennessee-Kentucky state line. That means your housing search may involve communities on either side of the installation.

Clarksville and the surrounding Tennessee communities are among the areas families may consider when looking for housing convenient to Fort Campbell. Your best location, however, depends on more than simply finding the shortest distance to the installation.

Think about your daily routine, commute, schools, shopping, medical needs, recreation, and the type of neighborhood or property you want. Two homes that appear relatively close together on a map can provide very different day-to-day experiences.

The goal should be to find a location that works for your household rather than choosing an area simply because other military families live there.

Start Planning Before You Arrive

You do not necessarily need to wait until you arrive at Fort Campbell to begin your housing search.

In fact, starting the conversation early can help you better understand your options before PCS schedules, travel arrangements, household goods, clearing procedures, and reporting requirements begin competing for your attention.

If you are considering purchasing a home, an early conversation with a real estate professional can help you identify your priorities and understand the home-buying process. If financing will be involved, speaking with a qualified lender early can also help you understand what documentation may be needed and what financing options may be available to you.

Early preparation does not mean you have to make an immediate decision. It simply gives you more information and time to make one.

Decide Whether Buying or Renting Fits This PCS

Military families sometimes feel pressure to buy because they are receiving BAH or because purchasing worked well at a previous duty station. Others automatically assume they should rent because they do not know how long they will remain at Fort Campbell.

Neither decision should be automatic.

Consider your expected time in the area, financial situation, future PCS possibilities, household needs, and your willingness to own and maintain a property. You should also think about what you might do with the property if you receive orders to move again.

Would you plan to sell it? Would keeping it as a rental be something you would realistically consider? Are you comfortable with the responsibilities that come with either option?

Buying a home can make sense for some military families, while renting may be the better fit for others. The right decision is the one that fits your circumstances and long-term plans.

Understand Your VA Loan Benefits—But Also Understand the Purchase

Eligible military buyers often consider VA financing when purchasing a home. VA financing can provide valuable benefits, but the loan program is only one part of the home-buying process.

You still need to consider the property itself, your financing terms, inspections, appraisal requirements, closing expenses, insurance, taxes, maintenance, and the overall affordability of homeownership.

If you plan to use VA financing, work with a lender who can explain your specific eligibility and current loan requirements. Your real estate professional and lender should each help you understand their respective parts of the transaction so you can make informed decisions throughout the process.

Build Your Home Search Around Your Family’s Priorities

Before searching through dozens of listings, identify what matters most to your household.

A useful approach is to divide your priorities into three groups:

• Must-haves — Features you genuinely need, such as the number of bedrooms, accessibility considerations, property type, or a manageable commute.

• Preferences — Features you would like but could compromise on, such as a larger yard, additional garage space, a particular floor plan, or extra living space.

• Deal breakers — Conditions or property characteristics that would make a home unsuitable regardless of its other features.

This becomes particularly important during a PCS because time can be limited. Having clear priorities helps keep the search focused when new listings become available.

Be Careful About Choosing a Home Based Only on the Commute

Driving time to Fort Campbell matters, but it should not be the only consideration.

Your assigned work location, gate access, traffic patterns, time of day, and other factors can affect the actual commute. When possible, research the drive during the hours you expect to travel rather than relying entirely on a mileage estimate or a single mapping result.

Also consider the other places your family will regularly need to reach. A home that works well for your military commute may not necessarily be the best fit for the rest of the household.

Don’t Skip Your Due Diligence Because You Are on a PCS Timeline

PCS moves can create pressure to make decisions quickly. That makes it even more important to remain disciplined during the home-buying process.

Take the time available to understand the property and the transaction. Depending on the circumstances, that may include appropriate inspections, reviewing property disclosures and available documentation, understanding contract deadlines, researching insurance considerations, and discussing questions with the appropriate professionals.

A PCS deadline is important, but so is understanding what you are purchasing.

Buying From a Distance Requires Good Communication

Some military families need to begin—or even complete—a significant portion of their home search before arriving in the area.

When that happens, communication becomes especially important.

Photos are useful, but they do not always provide the full picture. Virtual showings and detailed conversations can help you better understand a home’s layout, condition, surroundings, and features when you cannot personally attend every showing.

Make sure you are comfortable asking questions. A good relocation process should provide you with enough information to make your own decisions rather than making you feel rushed into choosing a property from a distance.

Think Beyond Reporting Day

It is easy for a PCS to become focused entirely on one objective: getting your family moved and reporting on time.

Your housing decision will last beyond reporting day.

Think about how the home and location will work once the boxes are unpacked and your normal routine begins. Consider your anticipated length of ownership, future military moves, maintenance responsibilities, and what your options might be when another PCS eventually arrives.

You cannot predict every future assignment, but you can make today’s decision with tomorrow in mind.

Keep Your PCS Plan Flexible

Anyone who has spent enough time around the military knows that plans can change.

Dates move. Orders can be amended. Household goods schedules change. Leave plans shift. A property you expected to purchase may no longer be available.

Build some flexibility into your housing strategy whenever possible. Have a primary plan and understand what alternatives you have if something changes.

That flexibility can make a major difference when circumstances outside your control affect the move.

Work With Professionals Who Understand Military Relocation

Military relocation has its own terminology, timelines, pressures, and practical considerations. Working with professionals who understand that environment can make communication easier throughout the process.

After serving 24 years in the U.S. Army and retiring from Fort Campbell, I understand that a PCS is more than a change of address. It affects the Soldier, the family, work schedules, finances, schools, transportation, and everyday life.

My role as your REALTOR® is not to make those decisions for you. It is to help you understand your real estate options, provide the information available to me, coordinate the real estate side of the process, and help you move forward with a plan that fits your family’s needs.

Preparing for Your Fort Campbell PCS

If you have received orders to Fort Campbell, one of the most useful things you can do is begin preparing before the move becomes urgent.

Start by identifying your expected timeline, housing budget, preferred type of property, commute considerations, and the features your household needs. From there, you can begin evaluating communities and available homes with a much clearer picture of what you are trying to accomplish.

A PCS will always have moving parts, but your real estate search does not have to begin without a plan.

If you are preparing for a PCS to the Fort Campbell area and considering purchasing or selling a home, I can help you work through the real estate side of your move with the perspective of both a retired Soldier and a real estate professional who serves the Fort Campbell and Clarksville area.
