what is your primary housing plan when you PCS to Fort Campbell?

A PCS to Fort Campbell comes with plenty of decisions, but one of the most important is also one of the most practical: Where are you going to live?

Before you start looking at individual homes, neighborhoods, or properties, I recommend answering a more basic question:

What is your primary housing plan when you arrive at Fort Campbell?

Are you planning to live on post, rent off post, or buy a home?

Having a primary plan—and a backup plan—can make the housing side of your PCS much easier to manage. After 24 years in the U.S. Army and retiring from Fort Campbell, I understand that military moves do not always unfold exactly according to plan. As a REALTOR® working with military relocation and PCS clients, I also know that the right housing decision is different for every family.

The goal should not be to automatically buy, rent, or live on post. The goal is to understand your options and choose the one that makes the most sense for your assignment, finances, family, and long-term plans.

Why Start With a Housing Plan?

It is easy to begin a PCS home search by scrolling through listings. The problem is that looking at homes before deciding what you actually need can create more confusion than clarity.

Your housing plan affects many other decisions, including:

• When you need to begin your housing search

• How much flexibility you need when you arrive

• Whether you should explore purchasing or renting

• How far you are comfortable commuting

• How much space your household needs

• Whether schools, acreage, newer construction, or other property features are priorities

• What you plan to do with a property when you PCS again

Start with the big decision first. Once you know the direction you want to go, you can begin narrowing down the details.

Option 1: Living on Post

For some military families, living on post may be the preferred option.

There can be practical advantages to being close to work, installation services, and other military families. It may also simplify certain parts of your transition when you are arriving in a new area.

However, availability, eligibility, housing options, policies, and wait times can change. Those are details you should verify directly with the appropriate Fort Campbell housing resources before making your PCS plans.

If living on post is your first choice, I still recommend having a backup plan. If the housing you want is not available when you need it, knowing whether your second choice is renting or buying off post can prevent you from having to make a rushed decision after arrival.

Option 2: Renting Off Post

Renting can make sense when flexibility is a major priority.

Maybe you are unfamiliar with the Fort Campbell area and want time to learn it before purchasing. Perhaps you are expecting a shorter assignment, are uncertain about future orders, or simply are not ready to purchase a home.

Renting first can give you an opportunity to learn your commute and become familiar with the surrounding communities before making a longer-term housing decision.

There are tradeoffs to consider as well. A lease can limit your flexibility in different ways, and rental availability, pricing, deposits, pet policies, lease terms, and other requirements can vary considerably.

Read the lease carefully and make sure you understand the terms before signing.

Option 3: Buying a Home

For some military families, purchasing a home during a PCS to Fort Campbell can be worth considering.

Buying may provide more control over the type of property you choose, where you live, and how you use the home. Depending on your priorities, you may be looking for a traditional neighborhood, new construction, more land, additional space, or a location that balances your commute with your family’s needs.

Military buyers should also think beyond the purchase itself.

Ask yourself:

What happens to this house when I receive my next set of orders?

You might plan to sell it. You might consider keeping it as a rental. You may not know yet—and that is perfectly reasonable. But thinking about the exit strategy before purchasing can help you evaluate properties more carefully.

Buying a home should be based on your individual circumstances rather than the assumption that ownership is always better than renting.

If you are considering financing, speak with a qualified lender early in the process. Your lender can explain the loan programs available to you, qualification requirements, estimated costs, and how your specific financial situation affects your options.

Do Not Choose a Home Based Only on Distance From the Gate

When relocating to Fort Campbell, commute time naturally matters. But mileage alone does not tell the entire story.

Two properties that appear to be similar distances from Fort Campbell may provide very different daily routines depending on the gate you use, your duty location, traffic patterns, work schedule, and the roads you travel.

Your household may also have priorities beyond the commute.

Consider what everyday life will look like for everyone living in the home. Shopping, schools, medical needs, recreation, space, property type, and proximity to other places you regularly visit can all influence where you decide to live.

There is rarely one location that is right for every military family.

Your PCS Timeline Matters

Your timeline should be part of your housing strategy from the beginning.

If you are buying, there are several steps between deciding to purchase and receiving the keys. Financing, property searches, negotiations, inspections, appraisal requirements when applicable, and closing all take time.

If you are renting, you still need to account for availability, application requirements, deposits, lease start dates, and your arrival schedule.

If you plan to live on post, housing availability and your reporting timeline may affect what you need to do temporarily.

The earlier you begin gathering information, the more options you may have when it is time to make decisions.

Have a Plan B

Military families understand this better than most: plans change.

Orders can change. Dates can move. A property you expected to purchase may go under contract. A rental may no longer be available. Your preferences may change after you actually see the area.

That is why I encourage PCS clients to have both a primary housing plan and a backup.

For example:

Primary Plan: Purchase a home before arrival.

Backup Plan: Arrange temporary lodging and continue the search after arriving.

Or:

Primary Plan: Live on post.

Backup Plan: Rent off post if suitable housing is not available within the needed timeframe.

A backup plan does not mean you expect something to go wrong. It simply gives you another course of action if circumstances change.

Questions to Ask Before Deciding

Before choosing between buying, renting, or living on post, sit down and work through a few practical questions:

• How long do I reasonably expect to be stationed at Fort Campbell?

• When do I need housing available?

• Do I want to purchase, or would I rather maintain flexibility?

• What monthly housing expenses am I comfortable carrying?

• How important is my commute?

• What does my household need from the property and surrounding area?

• Do I have pets or other requirements that could affect my housing choices?

• If I buy, what might I do with the property when I PCS again?

• What is my backup plan if my first choice is unavailable?

You do not need every detail figured out immediately. You do need enough information to make deliberate decisions instead of reacting under PCS pressure.

Start Planning Before You Arrive

One advantage military families have today is that much of the initial housing research can begin before arriving at Fort Campbell.

You can start learning about the surrounding communities, reviewing available properties, discussing financing with a lender, identifying your priorities, and narrowing down areas before your PCS move.

When I work with military relocation clients, I want the process to begin with understanding what they actually need—not simply sending a list of houses.

Your duty location matters. Your timeline matters. Your family matters. Your budget matters. And what you plan to do at your next PCS matters.

The Best Housing Plan Is the One That Fits Your Situation

There is no single answer to whether a military family PCSing to Fort Campbell should buy, rent, or live on post.

For one family, purchasing may fit their plans. Another may benefit from renting for a period of time. Someone else may prefer the convenience of living on post.

What matters is making the decision based on your circumstances rather than what someone else did during their PCS.

I served 24 years in the U.S. Army and retired from Fort Campbell, so I understand that a PCS involves much more than moving household goods from one duty station to another. You are moving your daily routine, your family, and your home while still meeting the requirements of military service.

If Fort Campbell is your next duty station, start with one simple question:

What is my primary housing plan?

Once we know that answer, we can begin working through the real estate side of your move one decision at a time.

⭐⭐⭐⭐⭐ 5 Stars – An Amazing Realtor Who Truly Cares About Her Clients! Where do we even begin? We truly cannot say enough wonderful things about Sue Whitsell and everything she has done for our family throughout our home-buying journey! Buying a home is one of the biggest financial and emotional decisions a family can make, especially when you’re searching for a place to plant your roots and build a lifetime of memories. From the very beginning, Sue made it clear that she wasn’t just interested in selling us a house. She genuinely wanted to help us find a HOME that was right for our family, our future, and our financial well-being. One of the things we appreciated most about Sue was her honesty, patience, and willingness to help us look at the bigger picture. She took the time to help us weigh our options, whether that meant comparing the overall price of a home to what our actual monthly mortgage payment would look like, considering square footage versus how much space we realistically needed, or discussing different layouts, features, and amenities that would make a house truly functional for our family. She helped us understand that sometimes the biggest or most expensive house isn’t necessarily the best home for your needs. What really sets Sue apart is that she LISTENS. She never made us feel rushed, pressured, or like our questions were an inconvenience. She took the time to understand what we were looking for, what mattered most to us, and what we wanted our future to look like. Even when we had questions, concerns, or found ourselves weighing different possibilities, she remained incredibly patient, understanding, and supportive. Sue wasn’t afraid to help us look at things from a different perspective, and that meant so much to us. She helped us think beyond just how beautiful a house might be and consider whether it would truly be the right fit for our lifestyle, our budget, and our long-term happiness. That kind of guidance is something you simply cannot put a price on. After years of military service and working toward the dream of owning our forever home, reaching this milestone means more to our family than words can explain. Having someone like Sue alongside us throughout this process made the experience that much more special. Sue, thank you from the bottom of our hearts. Thank you for your patience, your honesty, your guidance, and most importantly, for treating our family like people rather than just another sale. You helped us make one of the biggest decisions of our lives with confidence, and we will always be grateful for that. To anyone looking to buy or sell a home, we wholeheartedly recommend Sue Whitsell. If you want a realtor who will genuinely listen, look out for your best interests, and help you find not just a house but a place to call home, Sue is the person you want by your side. Thank you, Sue, for helping us turn our dream of homeownership into a reality and for being part of such an important chapter in our family’s story! ❤️🏡
