If you are searching for new construction homes in Clarksville TN while relocating to Fort Campbell, you have more choices than you may expect in 2026. Builders are offering homes across the 37042 and 37043 areas, including inventory homes that may be available sooner than a traditional build-to-order property.
The most important point is this: Fort Campbell buyers should compare the builder, community, commute, construction stage, total monthly payment, and available incentives: not just the advertised base price.
Is new construction a good option for Fort Campbell buyers in 2026?
New construction can be a strong choice if you want modern features, lower immediate maintenance needs, energy-efficient systems, and a home designed around current household needs. It may also provide more predictable repair costs during the first years of ownership.
However, new construction is not automatically the best choice for every military family. Your PCS timeline, report date, preferred commute, financing, and plans for a future move should guide the decision.
Clarksville’s broader market is close to balanced. Haus’ September 2026 housing report, based on August activity, found approximately 4.9 months of supply, a median sale price near $325,000, and median or average days on market in the 59- to 62-day range. New construction may carry a premium depending on the builder, location, floor plan, lot, and included features.
What does the 2026 Clarksville new-construction data show?
The latest local builder data provides a useful starting point.
The Clarksville Home Builders Association report dated March 1, 2026, listed:
- 389 active new-construction single-family homes
- 168 new-construction homes under contract
- 539 new-construction single-family closings from September 1, 2025, through March 2, 2026
- 83 active new-construction townhomes
- 12 new-construction townhomes under contract
- 33 townhome closings during the same reporting period
You can review the report through the Clarksville Home Builders Association.
Realtor.com’s Clarksville new-home community page, reviewed September 10, 2026, showed 11 listed new-home communities and a median community listing price of approximately $340,000. The displayed communities included options from roughly the mid-$200,000s to above $500,000, depending on location, builder, size, and collection.
These figures do not represent every new home under construction in Montgomery County. Builder inventory changes frequently, and different websites count communities, spec homes, townhomes, and planned phases differently. Ask your real estate advisor to verify current inventory before relying on an online search result.

Which Clarksville subdivisions have active new construction?
The best community for you depends on your budget and Fort Campbell commute. The following communities appeared in current 2026 new-home listings when reviewed:
Jackson Hills in the 37042 area
Jackson Hills, built by Smith Douglas Homes, was listed from approximately $264,990. Available floor plans included three- and four-bedroom options ranging from about 1,436 to 2,053 square feet.
This type of community may appeal to buyers who want a lower entry price and a location closer to Fort Campbell than many east-side subdivisions. Verify the exact route to your preferred gate and drive it during your expected reporting hours.
Lisenbee Fields
Lisenbee Fields, built by Lennar, was listed from approximately $339,990 with three- to five-bedroom plans. Its 37042 location makes it relevant to buyers comparing new construction with older homes near Fort Campbell.
Ask whether the available property is complete, under construction, or still in the permitting or foundation stage. The answer can significantly affect your PCS timeline.
Ross Farms
Ross Farms in 37043 includes multiple builder collections. Current listings showed entry prices from approximately $299,990 for the Cambridge Collection and approximately $319,990 for the Grandview Collection. Other collections were listed at higher price points.
Ross Farms may appeal to families seeking newer amenities and access to the Rossview area. The tradeoff is that the commute to Fort Campbell can vary considerably based on traffic, gate selection, school schedules, and your duty location.
River Ridge and Wyncliff
Meritage Homes was listed as the builder for both River Ridge and Wyncliff. River Ridge appeared from approximately $364,990, while Wyncliff appeared from approximately $368,990.
These communities may be worth considering if you want larger floor plans or prefer the 37043 area. Review HOA documents, included features, school assignments, and projected community build-out before making a decision.
Wilson Meadows
Wilson Meadows, built by Smith Douglas Homes, was listed from approximately $274,990 for three-bedroom townhome-style plans.
A townhome may offer a lower purchase price and reduced exterior maintenance compared with a detached home. Before purchasing, review HOA fees, rental restrictions, parking rules, fencing policies, and resale considerations.
The Oaks and Longview Ridge
The Oaks was listed in multiple collections, with pricing ranging from approximately $357,990 to $414,990 depending on the collection and floor plan. Longview Ridge was listed from approximately $542,990 for larger four- and five-bedroom homes.
These price differences demonstrate why you should compare the complete purchase package. A lower base price may exclude structural options, upgraded finishes, blinds, fencing, appliances, or lot premiums.
Which builders are active in Clarksville?
Current 2026 community listings identify builders including:
- Lennar
- Meritage Homes
- Smith Douglas Homes
Clarksville also has a strong network of local and regional builders represented through the Clarksville Home Builders Association. Builder availability, sales offices, incentives, and inventory can change quickly.
Your agent should help you compare:
- Warranty terms
- Standard versus upgraded features
- Construction timelines
- Inspection policies
- Preferred-lender requirements
- Change-order procedures
- Lot premiums
- HOA obligations
- Resale history in completed phases
You should also confirm whether your agent can represent your interests before your first visit to a builder sales office. Some builders have registration procedures that may affect how an outside agent participates in the transaction.
What incentives should Fort Campbell buyers request?
In a balanced market, builders may offer incentives to move completed or nearly completed inventory. Possible incentives can include:
- Seller-paid closing costs
- Temporary interest-rate buydowns
- Permanent rate buydowns
- Preferred-lender credits
- Appliance packages
- Blinds
- Fencing
- Flooring upgrades
- Design-center allowances
- Reduced lot premiums
Do not evaluate an incentive only by its headline value. A $10,000 credit may be less valuable than a rate buydown, depending on your loan amount and how long you expect to own the property.
If you are using a VA loan, ask your lender to confirm the program limits for seller-paid costs and concessions. Haus explains the local process in How Do VA Loans Work in Clarksville TN?.
You should also ask for seller-paid rate buydowns or closing-cost concessions upfront when the property, lender, and contract terms support the request. Have your lender calculate the monthly-payment difference before choosing between a price reduction and a financing incentive.
What should you inspect in a new construction home?
New construction still requires professional due diligence. A new home can have incomplete work, installation defects, drainage concerns, cosmetic issues, or systems that need adjustment.
Consider scheduling:
- A pre-drywall inspection, when available
- A final inspection before closing
- A separate HVAC, plumbing, or structural review if recommended
- A final walk-through before signing closing documents
Check grading and drainage around the property, attic access, windows, doors, outlets, plumbing fixtures, HVAC operation, insulation visibility, cabinets, flooring, appliances, and exterior materials.
Your builder’s warranty is important, but it should not replace an independent inspection.

How should you evaluate the Fort Campbell commute?
A neighborhood that looks close to Fort Campbell on a map may have a very different commute during peak hours. Test the route from the actual property to your preferred gate at the time you expect to report for duty.
Compare:
- Gate access
- Traffic lights and school zones
- Construction activity
- Distance to childcare and medical services
- Grocery and daily shopping routes
- Fuel costs
- Backup routes during severe weather
- Expected commute after future phases are completed

Haus expert contribution: Micheal Allen Holzhauer
Micheal Allen Holzhauer, Team Leader/Realtor, (931) 627-3205, recommends that Fort Campbell buyers compare new construction based on the entire ownership plan rather than the model-home experience.
That means reviewing the builder contract, construction schedule, inspection opportunities, warranty process, monthly payment, HOA costs, commute, and likely resale demand before selecting a community.
For a PCS buyer, Micheal also recommends maintaining a backup housing plan if the closing date changes. Temporary lodging, storage, lease overlap, and rate-lock timing can all affect your budget.
What should you ask before choosing a new home?
Before signing, ask the builder and your agent:
- Is this an inventory home or a to-be-built home?
- What is the estimated completion date?
- Which features are included in the base price?
- Are there lot premiums or mandatory upgrades?
- Which lender incentives are available?
- Can I use my own lender?
- What inspections are allowed?
- What are the HOA dues and restrictions?
- What is covered by the builder warranty?
- How are delays handled?
- What happens if my PCS timeline changes?
- What are the expected taxes, insurance, and utility costs?
Use Haus’ Clarksville affordability guide to build a realistic budget that includes more than principal and interest.
Is new construction right for your Fort Campbell move?
New construction may be a good fit if you want modern features, a builder warranty, and a home in a growing Clarksville community. It may be less suitable if you need immediate occupancy, want mature landscaping, prefer an established neighborhood, or are uncertain about your next PCS.
If you are a Fort Campbell buyer considering new construction, Haus can help you compare communities, builder incentives, inspections, VA financing, commute patterns, and resale considerations.
